Three residential parcels approved for 315 Elgin Street in Wallaceburg

Municipality of Chatham-Kent Council gave the green light for three residential parcels to be created at 315 Elgin Street in Wallaceburg.

Council voted unanimously at their planning meeting on Monday, November 28, 2022 to approve the staff recommendations for Consent and Zoning By-Law Amendments for the property, which were filed by Gilmac Limited.

Anthony Jas, manager of development, said in a staff report the changes are suitable for the neighbourhood.

“The proposed lot creation is considered infill development and will result in new residential development that is in keeping with the existing built form of the area,” Jas said.

The property had previously contained a multi-unit dwelling, Jas added.

“Earlier this year the dwelling was demolished after a fire resulted in significant damage, leaving the property vacant,” Jas said in his report.

“To deal with the now vacant lands, the current proposal is to sever and convey three residential parcels from the property, each being approximately 464 sq. m (5,000 sq. ft.) in area.”

Jas said the intended use for the resulting parcels is for the development of a single detached dwelling on each.
